§ 6-37. Application of article provisions.

  • (a)

    New uses or construction. After the effective date of the ordinance from which this article is derived, all new construction or use of land shall conform to the height requirements for the district in which it is to be located.

    (b)

    Existing conforming situations. After the effective date of this ordinance from which this article is derived, land or structures which then conform to the regulations for the district in which it is located may be continued, provided that any structural alterations or change in use shall conform with the regulations specified in this article.

    (c)

    Existing nonconforming situations. After the date of adoption of the ordinance from which this article is derived or any prior zoning ordinance of the town, preexisting lots, or structures which would be prohibited under the regulations for the district in which it is located shall be considered as nonconforming. Nonconforming structures or uses may be continued, provided that they conform to the provisions in division 4 of this article.
